What are stamp duty and registration charges?

Stamp duty is a state tax paid when a property changes hands, and the registration fee is the charge for recording the sale deed with the sub-registrar. Both are set by each state, so the same property can cost very different amounts to register depending on where it is.

On what value is stamp duty calculated?

In most states, stamp duty is charged on the higher of the agreement (sale) value and the circle rate or guideline value fixed by the state for that locality. Enter the higher of the two in the calculator. The rule can differ for special cases, so confirm it for your state.

Why do women pay less stamp duty in some states?

Several states reduce stamp duty when the property is registered in a woman's name, to encourage women's ownership. The size of the concession and the conditions vary by state, and it often does not apply in full to joint ownership with a man. That is why this calculator shows male, female and the joint combinations side by side.

Can stamp duty and registration charges be claimed as a tax deduction?

Stamp duty and registration charges paid on buying a residential house have been eligible for a deduction, within the overall limit, under the old tax regime. Conditions apply and the rules can change, so check the current income-tax provisions or ask a tax professional before you rely on it.

How accurate is this calculator?

It is an estimate for planning. States revise stamp duty and registration rules through budgets and notifications, and some charge extra cess, surcharge or fees in specific cases. Each state page shows its sources and when the rates were last checked. Confirm the final amount with the sub-registrar office or the state's registration portal before paying.
